My 31st Birthday

Sunday I turned 31 years young! I am embracing my 30s, and since we just bought our dream home I am settling right in! My only request from Nick was an oil cruet. He chose a great Rachel Ray one in turquoise--one of the colors of our next kitchen. I cant wait to use it!​ I also requested a strawberry Jell-O cake (which he baked himself) and peanut butter cup ice cream. Yum!



My brother Eric sent me some nurse goods in the mail! A coffee thermos and a gorgeous bracelet.



We had our lovely sitter come over in the evening and we headed out to try a new restaurant. I wanted something with a view since the weather is so beautiful right now, so I picked a BBQ place in our town right off the Niagara river. We had to wait a while for a table, but the scenery was good and the food was worth it!




I had smoked BBQ chicken with brussel sprouts and Mac n cheese. He had a smoked turkey BLT with fries. We will be returning for sure!


Things are moving along smoothly for our house purchase! We are meeting at the bank tomorrow for the official mortgage application. After that we just wait for all the behind the scenes paperwork to go thru. 

To kill time we started window shopping for things we'll want to get right away. There are bunch of little custom things we are going to do inside like chandeliers, ceiling medallions, paint, and some kitchen renovations. We also found a great deal on a gas grill that we snagged, and started looking at patio furniture. This is the fun part of moving!

Albion House #2 ---- WE HAVE A WINNER


Look at that beauty!!! Can I start off by saying that today is my birthday?! I am 31 years young. How am celebrating you ask? By buying a house!

On Friday we decided to go look at this house that had recently popped up. It was scheduled for an open house the next day, but we weren't going to be able to make that. We drove an hour to meet our realtor there, and as soon as we walked in the house we knew this one was different! The couple selling it has lived there 27 years and it was very well maintained.

It has a full basement, full attic, and the best part--hot water radiators!! I really was looking for those in a house. It has a big front porch, back porch, and a huge patio next to the garage. Look at this front porch!


We knew it would sell quick after the open house, so we talked on the drive home and decided to put in a strong offer in hopes they​ would accept and cancel the open house.

Long story short, after some negotiations they needed up rejecting someone else's offer, and accepting ours!!! They​ canceled the open house and immediately took it off the MLS listing. Our offer had no contingencies so it really won't fall thru unless someone changes their mind.

Eeek!! So it's ours! It is a super long drive to my work. That is the major downside. But I'm willing to deal with it for now until we can make different arrangements. The happiness of our family and future is worth it! Closing will be in 2 months, and there's just a few custom tweeks we will have done before we fully move in. Gasport House #3

Today we had a spur of the moment house showing, once again in Gasport. The listing looked like it had potential and was a good price. 




It comes with two huge barns with a creek bordering the property. It was about 45min away. Thankfully we had a sitter so we didn't have to take the boys!

We could tell right off that it had been vacant for at least a couple years, and would need a new roof. The stairs were ridiculously steep, and the staircase was hideous. Most of the ceilings needed attention. All of the bedrooms had linoleum.....we didn't even go in the basement.
